Artios Retail offers Tenant Coordination services to retail, commercial developers, and property owners. In order to maximize the value of your project, we combine professional personal service and deal-making ability with our comprehensive knowledge of the architectural design, HVAC design and installation and construction process. Our goal is to insure your tenants open on time, within budget and in accordance with your design and development criteria.
The addition of our expertise and comprehensive tenant coordination services to your project can add significant value in time, energy, and resources. Our services include, but are not limited to:
- Review all lease requisitions with the leasing agents for space usage and time commitments to determine if any unusual conditions or potential problems may exist.
- Review all signed lease construction exhibits to determine landlord's responsibilities; follow the design and construction through to ensure that all of those responsibilities are accomplished.
- Perform technical plan reviews of architectural, MEP and sign drawings, providing marked-up comments to resolve design/construction issues for client review. Detailed review of utility requirements for retail, hard retail, cafe and restaurant usage.
- Establishing an understanding of the project schedule and work with the tenants to insure they are ready to commence construction at the time of building turnover.
- Provide ongoing coordination between architects, contractors and other members of the development team.
- Review all lease agreements for tenant charge backs and ensure that they are invoiced and collected.
- Review submittals by tenants including signage for compliance with the leases and tenant design criteria.
- Coordinate all tenant and base building construction minimizing conflict with existing tenants and conditions. Maintain communication with all the stakeholders to ensure a successful conclusion to each project.
- Inspection of building shells when they are nearing completion to insure that all of the Landlord's requirements for delivery are or will be completed by the intended delivery date.
